Please remember that you're staying in our home, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on-site 24/7. 🔒 Guest Safety Is a Top Priority • Owners are Breezeway Certified Short-Term Rental Safety Inspectors • The cabin is fully reviewed at least quarterly for safety and maintenance • Smoke alarms & carbon monoxide detectors installed throughout the home • Fire extinguishers mounted on each level • Safety signage posted where appropriate • Detailed safety & operating instructions provided in the digital guidebook • We are committed to protecting our properties and keeping up-to-date with short-term rental regulations. Our goal is for you to simply relax and enjoy your time together — knowing safety has already been thoughtfully addressed. 👥 Occupancy, Parking & Cameras • Max occupancy: 12 human max. Guest count must match your reservation. Please notify us if you need to make an adjustment • Absolutely NO pets of any size or species. • Parking: 4+ vehicles in a large, level parking area at the bottom of the driveway • There is an exterior camera on the front porch for security of our property and guest assistance if needed – There are no interior cameras or monitoring inside the cabin 📶 Connectivity • Cell service can be spotty, as is common in the area • Great to truly disconnect from the outside world, however strong high-speed Wi-Fi with extenders exists throughout the cabin and decks for all your needs • Perfect for streaming, remote work, or staying connected when needed • Please keep in mind that Broken Bow / Hochatown is a rural area, and while our cabins are wired for fast internet, outages can and do occasionally occur. Unfortunately, we cannot guarantee your internet service. 🚗 Roads & Driveway • Roads are paved most of the way, with the last ~0.5 mile dirt/gravel • Roads can be bumpy but are regularly maintained • Driveway is relatively steep — proceed with caution • Large, level parking area at the bottom for easy loading/unloading • Trailers can be accommodated in the parking area, but please drive carefully 📜 House Rules & Fees (Strictly Enforced) • Pets are NOT allowed. If you sneak in a pet of any kind, you will be charged an additional $500 plus an additional cleaning fee and asked to leave the cabin immediately • All minors must be supervised AT ALL times on decks, stairs, ground level amenities (play set and fire pit) and creek. • No smoking of any kind in or on the 1+ acre property — you will be charged an additional $500 plus an additional cleaning fee and asked to leave the cabin immediately • Alcohol is not allowed near the hot tub. Please do not use the hot tub if you have consumed alcohol or if you are pregnant. Enjoy the hot tub at your own risk. • No late checkout or early check-in. If you arrive early or depart late there will be a $100 charge per each • Signed rental agreement required with each booking. • Security deposit required - a $300 security deposit will be held on your card during your stay and released the day after departure pending no severe damages. • No fireworks, sparklers etc. • NO hunting on the property. Wildlife is abundant on our property, and adds to our guest experience. 🌲 Nature & Weather • This cabin is located in the middle of a forest. Please note before making a reservation that mother nature and her loving family may make their presence known including reptiles, insects, wasps, spiders, snakes, bears, deer, just to name a few. The cabin is on strict pest control and cleaning regimen but yet the forest life may find a way to join you since you are visiting their habitat. We appreciate your understanding! • No refunds for weather/natural disasters/power outages/acts of God/ other things that are beyond our control 🛒 A Few Final Notes • We provide shampoo, conditioner, body wash, toilet paper, paper towels, dish soap, hand soap, laundry detergent, dishwasher pods, trash bags, all purpose cleaner, linens and towels (bath and spa), and hot tub cleanings after every guest.
